It's a spotless property, very nice stay at great value. The people working here are very pleasant and amiable. Its location close enough to all restaurants and cafes, the main square where all restaurants and cafes are, including night clubs, and the bars and nightlife is particularly good.

We had a very good stay in Ayia Napa not far from restaurants, cafes and all the touristic sites around Ayia Napa. Most importantly the staff were really helpful. Neat and reasonably large room with full comfort, had everything needed. The pool was clean.

During our stay at Sanders Rio Gardens, we were delighted with the stunning view from our spacious balcony. The location was ideal, conveniently close to bars and restaurants but nestled on a quiet street. The receptionist, Veronica, provided exceptional service when there was a mix-up with our reservation, ensuring a smooth and enjoyable stay. The staff were very helpful, offering fantastic recommendations for local hotspots. Moreover, they went above and beyond by preparing a traditional Cyprus cake for my friend's birthday. The value for money was impressive, making it a great choice for a holiday. I highly recommend this hotel for its great location, helpful staff, and memorable experiences.

Actually the hotel was closed, the doors locked with a padlock with no sign providing infos to customers. After some struggling we managed to get in touch with the manager and we have been relocated to another hotel run by the same owner...

The most terrible hotel experience in my life. It is a total ripoff. You cannot sleep because of the club in the hotel grounds with it's loud music until 7 am. The room had ants and bugs even inside the refrigerator. Don't even think about booking.

My recent stay at Sanders Rio Gardens was wonderful. The rooms were surprisingly clean and modern, exceeding my expectations. The one bedroom apartments were spacious and comfortable, providing a cozy atmosphere for relaxation. The free aircon was a great bonus, as many other places charge for it. The hotel is conveniently located, just a short walk from the beach and the main street. Despite a few minor inconveniences, such as intermittent electricity and a non-functional bathroom light, the overall conditions of the room were decent considering the hotel's rating. The staff was friendly and accommodating, with Tanya being particularly helpful. I also appreciated the easy access to a nearby local shop and the proximity to popular attractions like the strip and the Hard Rock Cafe. While the food at the restaurant was not exceptional and the WiFi was unreliable, these were minor drawbacks in comparison to the enjoyable stay I had at Sanders Rio Gardens. I would definitely recommend this hotel for group holidays or for a fun getaway with friends. I had a great experience and would recommend staying at this hotel.

Location only
The rooms were awful. You have to pay an extra 11 euros/day for the air conditioner to work. There was no sufficient furniture in the room, and the furniture present was very old and damaged. The staff were awful. The room was not clean, we had to clean it for ourselves. Overall, it was never as expected by the Booked.net website.

The room was comfortable and clean, and I even had a bathtub with a jacuzzi, which was a nice surprise. The hotel's location was perfect, and the staff treated me exceptionally well.
I would have liked to see more variety in the breakfast choices.

Nothing if I'm completely honest - the staff were ignorant, the room was falling apart - door (obviously smashed open many times) was barely lockable, no light bulb in the bathroom, ants in the bath and around the kitchenette. Had to pay an additional €11 for use of airconditioning even though Airconditioning as included on the booking confirmation as a feature (no extra charges specified and could have stayed at a much nicer location for the same money once the additional fee was paid)... We were put in the Maria Apts 200m up the road with a pool full of rubbish and no water inside... Oh and Booked.net failed to mention Rio Napa was actually River Reggae Afterparty club with kids outside in the road smashing bottles, cars and having sex... there were police outside from 4am onwards... not a nice place and I suggest you take them off your website or specify clearly what customers are getting themselves into by chosing the Rio Napa.

The location is quite good.
I didn't like the fact that they didn't have any towels and had to dry ourselves with bed sheets instead :S

Located in the heart of the action, close to all the bars and restaurants. The staff were incredibly helpful and friendly, providing great recommendations for local hotspots. The room was spacious and comfortable, with a modern and renovated look.
The hotel seemed to be undergoing renovations, which resulted in some dirty hallways. The bathroom was on the smaller side and had a door that didn't close properly.
